Tenants
What types of properties does Cooperlets offer for rent?
Cooperlets offers a wide range of residential properties across North East England, including flats, houses and family-friendly homes. Whether you’re a first-time tenant or a professional we have options to suit all needs and budgets.
How do I apply for a rental property with Cooperlets?
Applying is simple! Browse our available properties online and click the “Enquire Now” button on your preferred listing. One of our friendly team members will contact you to discuss the next step, including referencing and viewings.
What do I need to qualify as a tenant?
We typically require proof of identity, income verification, employment details, and previous landlord references.
Do I need a guarantor to rent a property?
In some cases, yes. A guarantor is often required if you’re a student or don’t meet the income requirements. They must be a UK resident and able to financially support the tenancy if needed.
Is there a holding deposit? How does it work?
Yes, we take a holding deposit equivalent to one week’s rent to reserve a property payable once the application is processed and agreed. This is usually used towards your security deposit if the tenancy proceeds.
Are pets allowed in Cooperlets properties?
Some properties are pet-friendly, this is subject to landlord consent. Please ask our team before applying if you have a pet or assistance animal.
What should I check during a property viewing?
During a viewing, inspect the condition of walls, floors, windows, and doors. Test lights, taps, heating, and any appliances included. Ask about utility costs, broadband availability, and local amenities like transport links and shops.
Who is responsible for paying council tax?
As a tenant, you are generally responsible for paying council tax unless stated otherwise in your tenancy agreement.
Landlords
Why should I choose Cooperlets to manage my property?
At Cooperlets, we combine local expertise with modern property management solutions. We offer a full management service or tenant find only with transparent communication to ensure a stress-free experience for landlords across the North East.
How much does it cost to let my property through CooperLets?
Our fees are competitive and clearly outlined upfront. For a full management service, we charge a percentage of the monthly rent, which includes advertising, tenant sourcing and referencing, maintenance coordination, and regular property inspection reports. All fees are listed in the landlord section of this website. For any queries please contact a member of our team.
How long does it take to find a tenant for my property?
Thanks to our strong network and active marketing strategy, most properties are let quickly, the exact time can depend on location, price, and condition of the property.
Do I need an Energy Performance Certificate (EPC) to rent out my property?
Yes, it’s a legal requirement for all rental properties in the UK. If you don’t have one, we can help arrange an Energy Performance Certificate assessment for you, costs are listed on our fees page.
What happens if my tenant doesn’t pay rent on time?
As part of our full management service, we monitor rent payments and follow up promptly with tenants who miss payments.
Can I view my property during the tenancy?
Landlords can request viewings or inspections with at least 24 hours’ notice and subject to the tenant’s agreement. We always aim to respect tenant privacy while ensuring property upkeep.
What should I do before letting out my property?
Before letting, ensure the property is clean, safe, and meets legal standards. You’ll need a gas safety certificate, energy performance certificate, electrical inspection condition report, smoke and carbon monoxide detectors, and appropriate furniture safety labels if furnishings are provided. We can help organise these for you if you need assistance.
Am I liable for capital gains tax when renting out my property?
Possibly. If you sell a property that was rented out, you may owe capital gains tax on any profit. Always consult a qualified accountant or tax advisor for advice specific to your situation.
Deposits & Contracts
How much is the security deposit?
The standard security deposit is equivalent to five weeks’ rent (or six weeks if the annual rent is over £50,000). It is protected under a government-approved scheme such as The Dispute Service, MyDeposits or DPS.
What type of tenancy agreements do you use?
We use Assured Shorthold Tenancy (AST) agreements, which are the most common type of contract in the UK. These are legally compliant and clearly outline the rights and responsibilities of both parties.
Can I break my lease early?
Breaking a lease early is possible only with mutual agreement between the tenant and landlord. We may need to find a replacement tenant or you will be asked to cover any financial loss incurred by the landlord.

Who handles repairs and maintenance during the tenancy?
With our full management service, we handle all maintenance requests and coordinate with trusted contractors. Tenants can report issues directly to our team.
